Yanchep was named WA’s fastest growing suburb, and the one with the biggest population growth last financial year, according to the Australian Bureau of Statistics (ABS).
ABS figures for June 30, 2016 show Yanchep’s population increased by 4300 to reach 18,900 people – a 29 per cent increase from June 30, 2015. It had the fourth largest growth nationally and the third fastest growing population in Australia.
Growth also occurred in Baldivis, which increased by 3400 people, and Ellenbrook, where the population grew by 3100. A grouping of Madeley, Darch and Landsdale placed it seventh on the list of largest growth, with 903 people moving into the area in 2015-16. Carramar followed in eighth place with an extra 786 people.
The second fastest growing area was North Coogee, which saw a 20 per cent increase in its population.

Natural attractions are part of the Yanchep allure, as estate developer Jarrod Rendell said the established community as well as natural attractions encouraged people to buy in Yanchep.
“Yanchep is an established community with great parks and beaches,” he said.
“Buyers have been drawn to the area because of its natural beauty.
“Building a new home in this coastal suburb is within the reach of many young families and downsizers.”
Mr Rendell said it highlighted the importance of building rail to Yanchep, a $386 million commitment made by WA Labor before it was elected to State Government last month.
“This new rail line to Yanchep will support consolidation of the urban area by providing a much needed rail link in the fastest growing area of Perth,” he said.
“Under Stage 1 of the Metronet plan, we understand that the first trains are planned to arrive in Yanchep by 2021 when the new Yanchep train station is completed.”
